National Tourist Organization, a legal necessity when renting
out ones property

How to get an Authorized License from the
Greek National Tourist Organization (EOT)
A
lot of people buy a holiday home with the intention of renting
it out when they are not using it themselves. To be on the legal
side you need to get a license from the Greek National Tourist
Organization (EOT). A soon as you get the license you are then
free to rent your property to anyone you want; friends, family,
through a website or newspaper ads or even via a contract with
one of the big tour operators.
This month we’ve got invaluable assistance from
Mr. John Mavrokefalos from Corfu Property Management Services,
CPMS on the process of getting an EOT license.
The EOT license is normally issued for 5 years,
with a renewal for another 5 years after a fire inspection. When
you get the license you are considered to be a business owner in
the holiday renting business and, as such, you are required to
file a tax return every year and also pay a fixed tax depending
on the number of rooms you are renting out, regardless of your
rental income for the particular year.
The process of getting the license can be time
consuming as certificates from several different authorities are
required. What you need to submit to EOT are the following:

a copy of your contract of ownership to show
that you are the legal owner of the property.

a copy of the building permit, unless you
have a property that already had an EOT license.
-
the complete blue-prints of the existing
buildings signed by an architect/engineer of the floor
plans, side views, topographic survey etc.
-
a certificate confirming and substantiating
that the building is “sound and earthquake proof” and
suitable for the specified use of the building, signed by
two qualified engineers from the Polytechnic School.
-
a certificate from the local authority that
the sewerage system is in good operating condition.
-
a certificate of fire protection for the five
year duration of the EOT license.
-
a certification from the local town council
that the tap water is drinkable.
-
a certificate of good health from your
doctor.
-
a tax clearance from the Greek tax
authorities.
-
a certificate that all electrics and plumbing
installations are in good order.
-
receipts for various fees and taxes due
dependant on number of rooms.
Once you have collected all the necessary papers
from the different authorities the next step is to hand in the
application to EOT. It will then usually takes from one to two
months to get the license issued.
